What it actually takes to build here

Crossing the border changes the paperwork more than the building. In NSW you need a BASIX certificate before you can lodge, home warranty insurance runs through the NSW HBCF rather than QBCC, and flood planning levels through Ballina Shire are taken seriously for good reason.

We have been building in the Shire long enough to have that process down to a routine — BASIX, bushfire where it applies, flood level confirmation and a complying development certificate or DA depending on the lot.

Most of our Ballina work sits in the newer estates at Cumbalum and Wollongbar, where lots are regular, services are in, and a first-home buyer can sign a genuinely fixed price at land registration and know what their repayments will be.

What is BASIX and do I have to have one?
BASIX is the NSW sustainability certificate covering water, thermal comfort and energy. Every new home needs one before lodgement. We prepare it, and we design to hit the targets rather than bolting on expensive fixes at the end.
Is my Ballina block flood affected?
Much of the low-lying Shire has a flood planning level, which sets your minimum floor height. It is a design input we confirm before quoting, not something to discover at slab stage.
Is your warranty different in NSW?
The insurance is — NSW builds are covered by the Home Building Compensation Fund rather than QBCC. Our own structural guarantee and 12-month aftercare are identical on both sides of the border.
