What it actually takes to build here

Buderim is the hardest and the best place we build. The blocks are large, established and green, and almost none of them are flat. A 1-in-8 fall across the site is normal, sandstone under the topsoil is common, and there is usually a protected tree somewhere you have to design around.

That means the first conversation is never about floorplans — it is about what the site will let you do. We put a surveyor and a soil test on the block before we quote, so the site costs in your fixed-price contract are real numbers rather than an allowance that blows out at slab stage.

Nine times in ten the answer on a Buderim block is a split-level single storey that steps with the land, keeps the mature trees, and puts the living zone where the north light and the coast view are.

Can you build on a steep Buderim block without huge site costs?
You can keep them sane, but not zero. A split-level slab that follows the fall almost always beats cut-and-fill plus retaining walls. We survey and soil-test before we quote so the number in your contract is the number you pay.
Do I need council approval to knock down my old Buderim house?
Demolition needs approval where the dwelling is pre-1946 or sits in a character area, and any protected vegetation needs its own application. We handle both as part of the rebuild contract.
How long does a Buderim rebuild take start to finish?
Budget 4–6 weeks for demolition and approvals, then 26–34 weeks for the build depending on size and how much retaining the site needs.
