Frequently asked questions
What's actually included in your fixed-price contracts?
Site costs, council fees, standard inclusions and any known site conditions are all locked into your contract price before you sign. If something genuinely unforeseen turns up underground, we walk you through it before any work continues — you're never billed after the fact without a conversation first.
How long does a build take from contract to keys?
Most Foundation and Designer range homes take 7–9 months from site start to handover, depending on design and weather. Acreage and custom-configured homes typically run 9–12 months. Your consultant will give you a realistic timeline specific to your design at contract stage.
Can I bring my own land, or do you have house & land packages?
Both. If you already own a block, we'll assess it and match it to a suitable design. If you don't, we have house & land packages across several Sunshine Coast, Gold Coast and Northern Rivers estates, with land and build handled as one process.
Do you build knockdown rebuilds on existing blocks?
Yes — knockdown rebuilds are a significant part of what we do, particularly on older blocks in established suburbs. We manage demolition approvals, services relocation and council requirements as part of the same fixed-price contract.
What deposit do I need to get started?
A refundable design deposit of $1,500 secures your consultation and preliminary design work. Your full deposit is due on signing your fixed-price building contract, typically 5% of the contract value, in line with QBCC requirements.
Can I customise a display home design?
Most of our range can be mirrored, extended or have rooms reconfigured within the same footprint. Larger structural changes are assessed case-by-case with our design team — bring your ideas to your first consultation and we'll tell you what's possible.
