Building in Caloundra

What it actually takes to build here

Caloundra is really four or five markets in one postcode. Little Mountain and Meridan Plains are family-home and dual-living territory on generous estate lots. Golden Beach is downsizers who want single level and step-free. Kings Beach and Moffat Beach are rebuilds with a serious salt-air spec. Aura at Baringa is first-home buyers on a fixed budget.

What they share is that the block decides the house. We survey and soil-test before we quote, then match a design to the fall, the orientation and the covenant rather than selling you a facade off a board.

Caloundra is also where we do the most dual-living work — a self-contained wing for a parent or an adult child, with its own entry and its own courtyard, built under the one contract.

Caloundra questions

The things Caloundra owners actually ask us

Can I build a granny flat or dual-living home in Caloundra?
On most Low Density Residential lots, yes — a secondary dwelling attached to the main house is the simplest path. Site cover and setbacks decide the size, and we check that against your block before design.
Do estate covenants at Aura limit my design?
They set rules on facade materials, roof pitch, driveway finish and fencing. All of our estate designs are drawn to comply, and we lodge the covenant approval as part of the contract.
How close to the beach can you build without extra cost?
Anything within about a kilometre of the surf gets an N3 wind classification and a corrosion spec on fixings and hardware. It is a real cost, and it is in our quote rather than added later.
