Building in Noosa Heads

What it actually takes to build here

Noosa Shire de-amalgamated from the Sunshine Coast in 2014 and kept a planning scheme that is deliberately stricter than its neighbours. Height limits, site cover, vegetation protection and character controls are all tighter, and a design that would sail through in Maroochydore will not necessarily get up here.

That is a good thing for the suburb and a slow thing for an owner who has not planned for it. We front-load the approvals work: a town planner engaged early, a pre-lodgement conversation with Noosa Shire, and a design drawn to the scheme rather than pushed against it.

The homes that work best in Noosa are the ones that disappear into the site — low-slung, timber and rendered masonry, deep eaves, native planting, and glazing that opens rather than dominates.

Noosa Heads questions

The things Noosa Heads owners actually ask us

Why does building in Noosa take longer than the rest of the Coast?
Noosa Shire assesses more applications on merit rather than as code-compliant, so approvals typically run 3–5 months instead of 6–8 weeks. We build that into the program upfront so it is not a surprise.
What is the height limit in Noosa Heads?
Most residential zones cap out around 8.5 metres and two storeys, and site cover and setback controls tighten it further on sloping lots. We design to the scheme rather than applying for relaxations that rarely succeed.
Can I remove trees to fit the house on?
Usually not the significant ones. Noosa protects vegetation hard, so our approach is to draw the house around what is there. It almost always produces a better home anyway.
